Outline planning permission is being sought for a landmark new development at the edge of Hemel Hempstead’s industrial estate.
Developers Trilogy Developments and Aviva Investors have submitted a masterplan for the enormous 79-acre Gateway site located to the east of the town, near the entrance to the M1, which includes land owned by Aviva, the Homes and Communities Agency and Dacorum Borough Council.
The masterplan built on work already carried out by Dacorum Council through its Maylands Gateway Development Brief and, according to those behind the scheme, has an emphasis on retaining much of the existing green spaces as well as potentially providing more warehousing and a potential office development.
Public exhibitions on the proposals were held last September, which saw more than 200 people and businesses give their feedback.
According to developers, feedback forms completed at both venues revealed strong backing from around 90% of visitors for the mixed-use plan, which would see a combination of offices, shops and warehouses built on the 21-acre plot.
The two developers have now asked for planning permission on the outline plans for the plot of land that Aviva Investors owns in front of the Peoplebuilding and along Breakspear Way. on the former Lucas factory site.

Trilogy’s managing director Patrick Stones said: “We received significant support for a retail-led scheme on the Aviva land which would serve residents and businesses in this out of centre area of Hemel Hempstead.
“We intend to provide shop styles and formats that could not be accommodated in the town centre but wish to come to Hemel. The mix will be a combination of a small national foodstore and non-food brands as well as some commercial space.
“The exhibitions were invaluable in proving feedback on the approach we need to take on this site. Just one example is the importance of ensuring the landscaping on our site compliments the beautiful wildflower meadowing on Breakspear Way.”
