Plans to build 140 homes to go on display – and new primary school could follow

Housing developer Taylor Wimpey is inviting people to have their say on its proposals to build around 140 new properties in Abbots Langley.

They would be constructed on land off Woodside Road on the north-eastern edge of the village, and a new primary school could be built nearby at a lager stage.

Taylor Wimpey’s proposals will be displayed during a public exhibition taking place at Woodside Community Centre in The Brow, Watford, on Thursday, October 2, between 2pm and 8pm.

This public consultation will give neighbours, businesses, community groups and others the opportunity to learn more about the scheme and discuss the plans with the Taylor Wimpey project team.

Feedback received from those attending the event will be used to help Taylor Wimpey refine its development proposals before a planning application is submitted to Three Rivers District Council in the near future.

Strategic land project manager for Taylor Wimpey Hannah Pattinson said: “We want to give local people the chance to have their say on our development proposals and by taking part in this public consultation, residents can help to influence our scheme before our planning application is finalised for submission

“Those visiting our public exhibition on Thursday 2nd October will be able to speak to the Taylor Wimpey project team to find out more, and let us know their aspirations and priorities for the proposed scheme.”

The proposed development site is currently an agricultural field used for grazing.

The proposed application site comprises an area in the region of 10.5 acres - about 4.3 hectares - and adjoins other land also belonging to Taylor Wimpey.

While part of this adjoining area is expected to be allocated for a primary school, it is anticipated at the moment that the rest would remain as green belt.

The site has been recommended for residential allocation in the Three Rivers Site Allocations Plan, following a public inquiry at which an Inspector concluded the land would be suitable for development alongside the provision of a site for a school.

The site also meets Three Rivers District Council’s established housing policies as set out in the Core Strategy which was adopted in 2011.

The proposal aims fall in line with the priorities of the Core Strategy through meeting the council’s policy for affordable homes, through good design which is aimed at creating a safe community which has its own sense of place and by improving the landscape and improving access to the countryside.

Taylor Wimpey has had extensive discussions with Hertfordshire County Council which will provide the school and is satisfied that the land which is allocated, and the access arrangements that it is proposing, will enable the council to provide the school as soon as it is needed.

Under the proposals, Taylor Wimpey would provide a mix of housing types to suit a range of purchasers, to include affordable housing in accordance with Three Rivers District Council policy, subject to viability and ongoing discussions with the council.

The scheme also includes extensive landscaping, a large area of open space at the front of the site and a natural play area for the whole community to enjoy.

A mini-roundabout is proposed at the site’s entrance to provide safe access onto Woodside Road, and has been designed to accommodate traffic generated by the school, including school buses.

Taylor Wimpey will also contribute towards a range of services and infrastructure provisions for the community through a Section 106 agreement, should planning permission be granted.
